In addition to the rent shown above which is mandatory, the following optional/potential fees and charges may be assessed: pet rent (2% of the base rental rate); late fees (2% of the unpaid amount of rent); reassignment fee ($350, upon requested reassignment); cancellation/re-marketing fee ($650); delegation fee ($200); utility charges (as incurred); reimbursement for repair, replacement or extraordinary cleaning (as incurred); waiver of resident liability insurance ($19.95 per installment); unauthorized guest fee ($60 per night); smoking fee ($250 in addition to damage and cleaning charges, as incurred); holdover fee ($300 plus rent at triple the per diem rental rate); credit building fee ($8.95 per installment); NSF/returned payment fee ($25); improper trash disposal ($50 per bag); lockout service ($100); lost or non-returned front door key, gate keycard or mailbox key ($75, or $175 if a lock change is required); lost or non-returned bedroom key ($40); barbeque grill/gas container administrative fee (min. $50); noise violation ($50); unauthorized animal ($75); failure to clean animal waste ($50 for the first instance, $75 for each subsequent instance); improper parking ($25).
